The Bentley Property Management Challenge!

The Bentley Property Management Challenge is a creative competition designed to enhance the work environment and also to increase the performance of property managers within its current workplace and to provide them with additional reward for effort. The challenge is free to enter for real estates and their employees, and competition prizes are provided by Bentley to the employees of the realestate in recognition of their significant efforts.
Before a realestate enters the challenge, we recommend that it's staff read and understand the terms and conditions outlined below before taking on the challenge. For those real estates who wish to get involved, please contact us to submit players and organise competition times...The sooner you start, the sooner your staff can start earning points towards prizes.

Terms.
1. Bentley: Bentley Carpet Care & Pest Management.
2. Realestate: The business that has elected to participate in the competition.
3. Player: The player is the individual person (either property manager or office assistant) that is employed by the Realestate.
4. Team: The group of players from the nominated Realestate.
5. Rental address: A unit or house address that is under the management of the Realestate that is playing.
6. Referral: Either a player or their tennant, has requested Bentley to perform carpet cleaning and/or pest management at a rental address.
7. Bentley contact person: The person from Bentley who has co-signed the competition entry form.
8. Competition: The Bentley Property Management Challenge.

Conditions.

Cost to Enter.
It is FREE TO ENTER into the competition for both the Realestate and the employees. The competition is restricted to employees of Realestates (or equivalent).

What can you win?
Major Prize: Dinner for 2 at a recognized restaurant in your area (valued up to $100). (Note: The nominated restaurant must be agreed upon prior to competition start).
Minor Prizes: An array of chocolates and/or gifts for all other players who provide 2 referrals during the competition period.

Who are you competing against?
To increase each persons chance of winning we have modified the competition structure slightly...
Each player now only competes against its other internal staff in that town. Property managers from other real estates and other towns will now compete in seperate competitions.

Benefits of this competition for the real estate.

1. Every participant wins a prize, providing they have made at least two referrals (either directly or through a tennant) and the team has made 30 referrals.
2. Beyond the receiving of prizes for all players, there is the additional motivation for employees to assist tennants as part of their customer service.
3. It adds an element of fun to the realestate's workplace.
4. As property managers become familiar with Bentley's high level of client service, it helps the property managers greatly reduce the risk of unreliable work being done, which then streamlines and accelerates the process for putting new tennants into vacant properties.

When does the competition begin?
Competitions can start at any time that is convenient to the senior property manager (or equivalent).

How long does the competition go for?
Competition timeframes can vary in length depending on the number of rental properties and property managers. We would recommend a 3 to 6 month period, depending on the size of rent roll. Again, this can be decided upon between the senior property manager and the Bentley contact person.

Why will your tennants and property managers be happy with the result?

2. Bentley provides a range of services that makes the vacate process easier for both the tennant and the property manager.

Bentley's carpet care service is without limitation, as it provides to a wide range of clients from heavy industrial businesses and large schools (4000sq.m of carpet), through to high rises where access is only possible by elevators (requiring portable gear), through to jewellery stores and high security areas (police check requirements), child care centres (blue card accreditation) and public/commercially leased shopping centres with accreditation requirements.
4. Bentley's pest management procedures mean that it can provide 30-day warranties on flea treatments and 12-month warranties on cockroaches, ants and spider treatments, which in itself exceeds many of our rival service providers.
5. Bentley is insured for $20million public liability insurance, which is piece of mind for all the realestates that it is the preferred supplier to, the shopping complexes and businesses that rely on our high standard, and the many home owners that prefer we look after there place rather than any other service providers.


Rules of 'The Bentley Property Management Challenge'

The player with the highest number of points wins. In the event of a tie, the tied players will have their lowest scoring referral doubled, followed by their next lowest scoring referral, until the tie is broken. If there is still a tie, the highest ranked players will go into a random selection process and one winner will be chosen.

Points are awarded to players as follows:
20 points per Rental address.
20 additional points per room at location.
35 points for a flea treatment.
45 points for a water restoration job (plus the 20 points for the rental address).
65 points for a cockies, ants and spiders treatment.
In addition, 'double points' are awarded if the player rings directly to book carpet cleaning and/or flea treatment.

By example, if player A has a tennant that gets Bentley to clean carpets in 3 bedrooms plus a lounge, then player A would be awarded 100points (20 points for the address and 80 points for the rooms).
If player B rings on behalf of their tennant, who needs 4 bedrooms and a flea treatment done for the vacate, then player B would be awarded 270points (20 points for the address, 80 points for the rooms, 35 points for the flea treatment=135points x 2 for the direct booking).
Tip for players: As the example above shows, players can quickly be overtaken by other players who provide customer service, so be mindful of the fact that a rival player can quickly add points by directly booking multiple jobs. And by booking early, a player increases the probability of Bentley being available, so the bonus is in being organised.

Note: A minimum of 30 houses must be referred to Bentley within the competition period (and be completed and paid for from either the tennants bond or by the tennant directly) before any prizes will be awarded. The referrals can be either directly from the real estate staff or by the tenant.
The referral must be completed by Bentley and payment made prior to the end date of the competition in order for the points to be awarded.

Who decides the assignment of points?
While every effort is made by Bentley to award points to the most appropriate player, there may be from time to time situations where a conflict is unresolvable. In these rare cases the points will be awarded to whoever the senior property manager (or equivalent) decides, and if there is still no decision made, then the Bentley contact person will alot the points by whatever process he/she chooses, without complaint from players.

Can players opt in/out?
A player may start or finish at any time within a competition period. Points awarded during the competition will stand for the duration of the competition. If however, a player has been dismissed from their employment, then their individual points will be removed, but the referrals conducted will still be recognised by Bentley.

How do players book jobs?
Players can book jobs by phone or fax. Details available on the BentleyOnline.com.au website.

How do players claim points from tennant bookings?
Players will receive the invoices from the tennants which will be stamped by Bentley, or they will receive the invoices directly from Bentley. Bentley will automatically assign the points for direct requests, but players will have to nominate any other rental properties in order to claim points. These nominations can be done by phone, fax, email or from the website (details available on the BentleyOnline.com.au website).

Can Bentley decline work?
It is in Bentley's best interest to take on as much work as possible (in order to pay for all the great prizes and to maintain it's reputation for reliability), but there may be times where Bentley is fully booked and therefore unavailable.
